SPOTSHARE – FREE INDOOR GUEST PARKING IS LAUNCHING ON SEPTEMBER 5th AT BREEZA
SpotShare will be launching at our property on Tuesday, September 5!
SpotShare is a web site that allows residents to request parking spots, and donate parking spots during times that they won’t be used. The result is free guest parking, using parking spots inside our own parking garage! SpotShare has already provided over 1,500,000 hours of free guest parking to properties coast-to-coast. To get started, go to http://SpotShare.com/ and click on “GET SPOTSHARE”. Or go direct to the registration page http://spotshare.com/pub/get-spotshare.php?tab=register. (You can register now, but the site will not allow requests or donations until the launch date.) Encourage all your neighbors to sign up, especially those that are part-time residents, travel frequently, or are going on a vacation. The more people participating in SpotShare, the more successful it will be. Let us know how you like this new program!

WITH SUMMER WEATHER QUICKLY APPROACHING YOU MAY BE USING YOUR AIR CONDITIONING UNIT MORE FREQUENTLY IN THE NEAR FUTURE. AS WE ARE FORTUNATE ENOUGH TO LIVE IN SAN DIEGO, MANY OF YOU MAY NOT USE YOUR AIR CONDITIONING UNIT OFTEN.
THAT SAID, IT IS IMPORTANT TO OCCASIONALLY EXERCISE THE REVERSING VALVE TO PREVENT THE VALVE FROM BECOMING STUCK.
TO DO SO, TURN ON THE HEATING AND WAIT UNTIL YOU CAN HEAR THE COMPRESSOR AND FEEL SOME HEAT COMING OUT. THEN TURN THE UNIT TO THE COOLING SIDE AND WAIT UNTIL YOU HEAR THE COMPRESSOR AND FEEL COOL AIR.
WE RECOMMEND THAT YOU DO THIS AT LEAST BI MONTHLY.
BREEZA: Roof Deck Reminders
Dear Breeza Residents,
Please be reminded that all residents and guests must be courteous to one another and respectful of the common area spaces within the building. It is important that everyone abides by the following guidelines specific to the Community Roof Deck to ensure no homeowner is inconvenienced:
The Community Roof Deck is an open viewing deck. The Community Roof Deck may only be used for quiet viewing and may not be used for large gatherings. Please be courteous to residents by maintaining considerate noise levels when traveling through the eighth floor to access the roof deck.
Roof Deck Hours: Please be aware that the roof deck opens at 7:00am and closes each evening at 11:00pm and is available on a first-come, first-served basis.
Disposal of Trash: Please use the trash bins located on the roof deck for small items and refrain from disposing individual items in the trash chute. All items discarded in the trash chute should be contained in a trash bag. No glass whatsoever is allowed on the Roof Deck.
Pet Reminders: Please be reminded that pets, excluding service animals, are prohibited from entering the roof deck and all other recreational areas.
No Smoking: Smoking is not allowed in any Common Area or Association Property, including the Community Roof Deck, Recreational Facilities, Parking Garage, building corridors, elevators and the lobby.
PLEASE take the necessary precautions to keep from being an offender. Violations may result in a Board Hearing and potential fines. We thank you in advance for your assistance in maintaining a quality living experience here at Breeza.

Barking Reminders: Dogs should not bark, or otherwise make noise, that can be heard from outside the unit. Specifically, at night or in the early morning hours.
Leash & Courtesy Reminders: We have received feedback that pet owners are allowing their animals to roam common areas with them unleashed—it is against the HOA rules to have your pet off of a leash in any common area including residential hallways. We kindly request all residents to take necessary precautions to ensure that all pets and service dogs are leashed prior to entering hallways as well as accompanying them at all times in the common areas. Also, please be aware of your surroundings while walking pets. Please be courteous by cleaning up any pet accidents that occur in the hallways, elevators, and building entrance.
Common Area Reminders: Pets are not permitted in the recreational areas to include the business center, pool area, fitness room, community room, and roof deck. Service animals excluded.

Please be reminded that all residents and guests must be courteous to one another and respectful of the common areas within the building. Please take a moment and review the following Fitness Center reminders to ensure no residents are being inconvenienced:
- All equipment shall be wiped down after each use.
- Children under the age of fourteen (14) may not use the Fitness Center unless accompanied by an adult.
- Do not move the equipment as this will directly affect the accuracy of the mechanics and belts.
- All equipment is to be used as intended.
- Please be considerate of your neighbors and limit use of a particular piece of equipment to thirty (30) minutes if someone is waiting.
- No glass containers or food items are allowed in the Fitness Center.
- Please use the television and remote according to the provided instructions to ensure that all residents have the capability to watch their program as needed.
- All free-weight equipment must remain in the Fitness Center.
PLEASE take the necessary safeguards to provide a pleasant and safe environment for all neighboring residents. We thank you in advance for your assistance in maintaining a quality living experience here at Breeza.
Please be aware that the following items are not permitted on Balcony, Patio, or Roof Deck Areas: hanging screens, linens, blankets, rugs, towels, swimsuits, banners, or wind chimes.
We have recently noticed an increased amount of cleaning supplies being stored in balcony areas as well. Please refrain from using the balcony for storage purposes.

Dear Breeza Homeowners:
Action Property Management has homeowner portal called VIVO. If you have not already registered it will allow homeowners to check your homeowner assessment account and make online payments.
The website also has useful features to make it easier for Homeowners to:
- Register for E-Statements and setup Auto Pay
- Update billing information instantly
- View all open and closed work orders, including common area work orders
- Link multiple properties to one VIVO account
To access our new site, go to www.VivoPortal.com and log in using your existing MyActionLife username (email address) and password; there is NO need to register a new account if you’ve already registered on the previous site. For those of you who are new to Breeza or have never registered, you will need your Homeowner account number to complete registration. You can find that on your coupon book which was sent to you by Action Property Management at the start of the year or when you recently closed. I can also provide you your account number via email if you are unable to locate it.

Our emergency after hours response team is ready to take your call and will contact one of our professional after hours on call General Managers to respond.
