HVAC Preventative Maintenance (In Unit)

DEAR BREEZA RESIDENTS,

WITH SUMMER WEATHER QUICKLY APPROACHING YOU MAY BE USING YOUR AIR CONDITIONING UNIT MORE FREQUENTLY IN THE NEAR FUTURE. AS WE ARE FORTUNATE ENOUGH TO LIVE IN SAN DIEGO, MANY OF YOU MAY NOT USE YOUR AIR CONDITIONING UNIT OFTEN.

THAT SAID, IT IS IMPORTANT TO OCCASIONALLY EXERCISE THE REVERSING VALVE TO PREVENT THE VALVE FROM BECOMING STUCK.

TO DO SO, TURN ON THE HEATING AND WAIT UNTIL YOU CAN HEAR THE COMPRESSOR AND FEEL SOME HEAT COMING OUT. THEN TURN THE UNIT TO THE COOLING SIDE AND WAIT UNTIL YOU HEAR THE COMPRESSOR AND FEEL COOL AIR.

WE RECOMMEND THAT YOU DO THIS AT LEAST BI MONTHLY.

Community Roof Deck Reminders

BREEZA: Roof Deck Reminders

Dear Breeza Residents,

Please be reminded that all residents and guests must be courteous to one another and respectful of the common area spaces within the building. It is important that everyone abides by the following guidelines specific to the Community Roof Deck to ensure no homeowner is inconvenienced:

The Community Roof Deck is an open viewing deck. The Community Roof Deck may only be used for quiet viewing and may not be used for large gatherings. Please be courteous to residents by maintaining considerate noise levels when traveling through the eighth floor to access the roof deck.

Roof Deck Hours: Please be aware that the roof deck opens at 7:00am and closes each evening at 11:00pm and is available on a first-come, first-served basis.

Disposal of Trash: Please use the trash bins located on the roof deck for small items and refrain from disposing individual items in the trash chute. All items discarded in the trash chute should be contained in a trash bag. No glass whatsoever is allowed on the Roof Deck.

Pet Reminders: Please be reminded that pets, excluding service animals, are prohibited from entering the roof deck and all other recreational areas.

No Smoking: Smoking is not allowed in any Common Area or Association Property, including the Community Roof Deck, Recreational Facilities, Parking Garage, building corridors, elevators and the lobby.

PLEASE take the necessary precautions to keep from being an offender. Violations may result in a Board Hearing and potential fines. We thank you in advance for your assistance in maintaining a quality living experience here at Breeza.

PET REMINDERS

Dear Breeza Residents,

As a friendly reminder, all residents must be courteous to one another and respectful of the common area spaces within the building. It is important that everyone abides by the following guidelines to ensure no homeowner is inconvenienced:

Barking Reminders: Dogs should not bark, or otherwise make noise, that can be heard from outside the unit. Specifically, at night or in the early morning hours.

Leash & Courtesy Reminders: We have received feedback that pet owners are allowing their animals to roam common areas with them unleashed—it is against the HOA rules to have your pet off of a leash in any common area including residential hallways. We kindly request all residents to take necessary precautions to ensure that all pets and service dogs are leashed prior to entering hallways as well as accompanying them at all times in the common areas. Also, please be aware of your surroundings while walking pets. Please be courteous by cleaning up any pet accidents that occur in the hallways, elevators, and building entrance.

Common Area Reminders: Pets are not permitted in the recreational areas to include the business center, pool area, fitness room, community room, and roof deck. Service animals excluded.
